West Lakes Storage – Terms of Use

By renting a storage unit with any of the above trading names, you agree to the following Terms of Use.

  1. Storage at Your Own Risk

All goods are stored entirely at the customer’s own risk.

Whilst we take every reasonable precaution to provide a secure storage facility, including CCTV surveillance, monitored intruder alarms, controlled access and secure buildings, West Lakes Storage accepts no responsibility for any loss, theft, damage, deterioration or destruction of items stored for any reason whatsoever.

Customers are solely responsible for ensuring their belongings are suitable for storage.

  1. Customer Insurance

Customers are strongly advised to obtain suitable insurance covering the full replacement value of all items stored.

West Lakes Storage does not insure customers’ belongings and accepts no liability for uninsured losses.

  1. Security

Our facilities are protected by:

  • 24-hour CCTV monitoring
  • Intruder alarm systems
  • Controlled access
  • Secure individual storage units

These measures are intended to reduce risk but do not constitute a guarantee against theft, loss or damage.

  1. Prohibited Items

The following items must not be stored under any circumstances:

  • Illegal drugs or controlled substances
  • Stolen property
  • Firearms, ammunition or explosives
  • Fireworks
  • Hazardous chemicals
  • Flammable liquids or gases
  • Toxic, radioactive or dangerous materials
  • Perishable food (unless specifically agreed)
  • Live animals or plants
  • Waste materials
  • Counterfeit goods
  • Any item whose possession is unlawful.

HM Revenue & Customs (HMRC), Police and other enforcement agencies may conduct intelligence-led inspections or investigations. Detection dogs may also be used where appropriate.

Any illegal items discovered will be reported immediately to the relevant authorities.

  1. Customer Responsibilities

Customers agree to:

  • Pay all storage charges on time.
  • Keep their contact details up to date.
  • Lock their unit securely.
  • Use the facility responsibly.
  • Not disturb or interfere with other customers.
  • Report any security concerns immediately.
  1. Payment Terms

Storage fees are payable in advance on the agreed due date.

Invoices should be paid within 5 days of the due date unless otherwise agreed in writing.

Payments may be made using the methods approved by West Lakes Storage.

  1. Late Payment Policy

If payment is not received:

  • Day 1–5: Payment reminder may be issued.
  • After 7 days: A late payment administration charge may be applied.
  • After 14 days: Access to the storage unit may be temporarily suspended until the account is brought up to date.
  • After 28 days: A formal Notice of Default will be issued requesting payment in full.

We will always aim to work with customers experiencing genuine financial difficulties where they contact us promptly.

  1. Disposal of Goods for Non-Payment

If storage fees remain unpaid:

  1. A written Notice of Default will be sent.

  2. Customers will be given at least 28 days’ written notice to settle the outstanding balance or remove their belongings.

  3. If payment is still not received after this notice period, West Lakes Storage reserves the right to enter the unit and sell, dispose of or otherwise remove the stored goods to recover outstanding charges and associated costs.

  4. Any remaining balance after lawful recovery of costs will be dealt with in accordance with applicable law.

  5. Access

Customers may only access their storage unit during the advertised access hours unless alternative arrangements have been agreed.

West Lakes Storage reserves the right to temporarily restrict access for:

  • Emergency maintenance
  • Security incidents
  • Health and safety concerns
  • Serious account arrears
  1. Health and Safety

Customers enter the premises entirely at their own risk.

Children must remain under adult supervision at all times.

Customers must take reasonable care whilst using the facility.

West Lakes Storage accepts no liability for personal injury except where required by law.

  1. Condition of Storage Unit

Customers must:

  • Leave the unit clean and empty.
  • Remove all rubbish.
  • Report any accidental damage immediately.

Cleaning or repair costs resulting from misuse may be charged to the customer.

  1. Termination

Either party may terminate the storage agreement by giving reasonable notice and ensuring all outstanding charges have been paid.

All belongings must be removed before the agreement ends.

  1. Changes to These Terms

West Lakes Storage may amend these Terms of Use from time to time. Updated terms will be made available to customers and will apply from the stated effective date.
